What Is an Abstract Company?
An abstract company is a specialized firm that researches county public records to compile an abstract of title. Historically, before the widespread use of title insurance, abstract companies played a central role in real estate transactions. Their job was to manually search through physical ledger books at the county courthouse to find every deed, mortgage, lien, tax record, and court judgment affecting a property.
The abstract company would bundle copies of these documents into a thick binder (the abstract) and hand it to a real estate attorney, who would review the history and issue a legal opinion on whether the seller had marketable title.
The Modern Title Industry
Today, the traditional abstract company is largely obsolete in Florida. Their functions have been absorbed by modern title companies and attorney-owned title agencies (like Barnes Walker's title division).
Instead of manually compiling paper abstracts, modern title companies use digital title plants—massive, private databases that index county records geographically. The title search process is now much faster and more accurate. Furthermore, instead of just providing a historical report, modern title companies issue owner's title insurance, which provides financial indemnity if a title defect is missed during the search.
Title Plants vs. Abstractors
While the "abstract company" is rare, the profession of "title abstractor" still exists. Abstractors are the professionals (often working directly for title insurance underwriters) who perform the actual digital searches and retrieve the necessary documents from the title plant or county clerk's office to generate the title commitment.
