Abstract of Title in Florida

An abstract of title is a comprehensive, chronological summary of every recorded document that affects ownership of a specific parcel of Florida real property. It traces the chain of title from the original government grant through all subsequent deeds, mortgages, liens, judgments, easements, and tax sales to the present day.

What an Abstract Contains

A properly prepared Florida abstract includes copies or summaries of all recorded instruments in the chain: warranty deeds, quitclaim deeds, mortgages and satisfactions, lis pendens filings, court judgments, probate proceedings, tax certificates, and plat recordings. Each entry is presented in chronological order, allowing a title examiner to trace how ownership transferred at every step.

Abstracts vs. Title Insurance Commitments

In modern Florida practice, title insurance commitments have largely replaced abstracts for routine residential closings. A commitment summarizes the current state of title and lists requirements for insuring the transaction. However, abstracts provide a more complete historical record and remain valuable for properties with complex ownership histories, agricultural land, or parcels involved in litigation.
