Florida municipalities require as-built surveys before issuing certificates of occupancy to confirm that the structure was built within the approved building envelope. Lenders require them before releasing the final construction loan draw to verify that their collateral matches the approved plans. Title companies use as-built surveys to evaluate whether improvements create encroachments or easement violations that would affect insurability.

A Florida as-built survey includes the boundary lines and legal description, the precise location of all structures with dimensions, distances from structures to property lines (confirming setback compliance), easement locations and any improvements within them, flood zone determinations, and identification of encroachments.
