Floor area ratio (FAR) is a zoning metric that controls building density by expressing the relationship between total building floor area and lot size. FAR is a fundamental development regulation in Florida municipalities.
How FAR Works
- Formula: FAR = Total Floor Area ÷ Lot Area
- Example: FAR 1.0 on 10,000 sq ft lot = 10,000 sq ft of building allowed
- Flexibility: Can be spread across one story or multiple stories
- Higher FAR: More dense development permitted
- Lower FAR: Less dense development required
Typical Florida FARs
- Residential: 0.25-0.75
- Commercial: 1.0-5.0+
- Mixed-use: Varies by district and comprehensive plan
