Government Survey System
The government survey system (PLSS/rectangular survey) divides land into townships, sections, and aliquot parts. Florida's surveys are based on the Tallahassee Principal Meridian and Base Line, providing unique descriptions for every parcel.
Hierarchy
- Principal meridian/base line: Reference lines (Tallahassee)
- Townships: 6×6 mile squares (township and range numbers)
- Sections: 1×1 mile squares (640 acres, numbered 1-36)
- Aliquot parts: Quarter sections, quarter-quarters, etc.
Florida Property Description
- Example: "NW 1/4 of SE 1/4, Section 15, T34S, R17E"
- Describes a unique 40-acre parcel
- Government lots used for irregular parcels
Limitations
Irregular parcels near water require government lots. Original monuments may be destroyed. 19th-century survey errors are permanent. Modern GPS/GIS supplements the system.
