Lien Priority and Recording Order in Florida
Florida’s race-notice recording system (Section 695.11) gives priority to the first recorded lien, provided the recording party had no notice of prior unrecorded interests. Statutory exceptions override recording order for taxes, mechanics liens, and HOA assessments.

- Property tax liens: always first priority
- Mechanics liens: relate back to commencement
- HOA super-priority: up to 12 months assessments
