A market analysis (CMA) evaluates property value based on comparable sales, active/expired listings, and price adjustments. Prepared by licensed agents or appraisers. In Florida, only licensed appraisers can perform formal appraisals under USPAP standards.

Who Prepares
- Real estate agents: CMA (opinion of value, not appraisal)
- Licensed appraisers: formal appraisal (USPAP)
- Agents must label as opinion, not appraisal
