Definition: A Mortgage Release is an official document issued by a lender confirming that a borrower has fully paid off their mortgage loan and that the lien on the property has been removed. It serves as evidence that the borrower has satisfied all financial obligations under the mortgage agreement.

Mortgage Release in Florida

A mortgage release (satisfaction of mortgage) confirms the mortgage is paid and releases the lien. Section 701.04 requires the lender to record within 60 days of payoff. Failure results in a $500 statutory penalty, actual damages, and attorney fees. Unreleased mortgages cloud title.
