Definition: The increase in value that results from combining two or more adjacent parcels into a single larger parcel. The combined value of the assembled site exceeds the sum of the individual parcel values because the larger site has greater development potential.

Plottage Value (Assemblage) in Real Estate

Plottage is the increased value from combining adjacent parcels. Combined > sum of parts. Example: two $10K parcels combined = $500K (plottage = $10K). FL developers assemble parcels in downtown, commercial corridors, and waterfront areas. Relevant in condemnation (compensation for lost plottage) and appraisal. Coastal restrictions may increase value.
