Florida Quiet Title Procedure

FL quiet title: circuit court exclusive (Chapter 65), filed where property is located (Section 47.011). All interest holders named (unknown: "John Doe"). Cloud on title: unreleased mortgage, judgment lien, lis pendens, quitclaim from non-owner, or old tax certificate. Judgment: declares ownership, cancels adverse claims, binds all served parties, and is recorded. Clean chain of title.
