Definition: A release of lien is a legal document that removes a lienholder’s claim against a property once the underlying debt or obligation has been fully paid or satisfied.

Release of Lien in Florida

FL lien release: document removing a lien from title after debt is paid. Types: mortgage (Section 701.04: 60 days, $500 penalty), mechanic’s (Section 713.21), judgment (petition court if refused), and HOA/condo. All must be released before closing. Title company won’t insure with outstanding liens. Unreleased: delay closings, increase costs, may kill transaction.
