Satisfaction of Mortgage: in Florida

Definition: A recorded document executed by the lender confirming that the mortgage has been paid in full, releasing the lien from the property. Florida law requires lenders to prepare and record the satisfaction within a specified timeframe after payoff.

Satisfaction of Mortgage in Florida

FL satisfaction process (Section 701.04): borrower pays in full, lender executes and records satisfaction within 60 days. Must identify mortgage, state paid in full, signed by lender. Missing lender: check MERS, FDIC/OCC databases, or file quiet title (Chapter 65). Old mortgages: Section 95.281 extinguishes liens 5 years past maturity. Borrower cannot self-record; must use quiet title if lender unavailable.
