Scrivener’s Errors in Deeds

Scrivener’s error: clerical mistake by deed drafter. Common: wrong legal description, misspelled names, wrong lot/block, omitted provisions, math errors. Correction: corrective deed (most common; new deed referencing original), reformation (court order; clear and convincing evidence), or affidavit of correction (minor errors). Correct promptly; cost increases over time as parties become unavailable.
