Specific Performance as an Equitable Remedy in Florida

FL specific performance: court orders contractual fulfillment. Equitable: when damages inadequate. RE: routinely granted (land is unique). Requirements: valid contract, plaintiff performed, defendant breached. Denial: vague contract, unclean hands, undue influence, hardship, or laches. Discretionary remedy. Can combine with: damages, price abatement, and declaratory relief. If denied: monetary damages (benefit of bargain).
