Definition: A public auction sale of real property conducted by the county tax collector to recover delinquent property taxes. The highest bidder receives a tax deed conveying title to the property, subject to certain surviving liens.

FL tax deed sale (Section 197.502): clerk auctions property for delinquent taxes after certificate 2+ years. Notice to owner + lienholders. Highest bidder wins. Conveys marketable title (Section 197.573). Surviving liens: CDD assessments, municipal, IRS (120-day redemption). Mortgages extinguished. Prevention: pay delinquent, payment plan, apply exemptions, or challenge assessment (VAB). Act early before application filed.
