Definition: A written statement by a title insurance company offering to insure the title to a property upon specified conditions. Lists the requirements that must be met before the policy is issued and the exceptions that will not be covered by the policy.

Title Commitment Schedules

Title commitment schedules: Schedule A (insured, policy type, amount, vested owner, legal description). Schedule B-I (requirements: deed recording, mortgage payoff, lien satisfaction, tax payment). Schedule B-II (exceptions: standard + specific). Standard exceptions: survey, parties in possession, taxes, and mechanic’s liens. Removable: survey (current survey), possession (affidavit). B-I: assign responsibility, set deadlines, verify completion. Cannot meet: delay, amend, or terminate.
