FL non-attorney UPL: giving legal advice, preparing documents (beyond pre-printed blanks), representing in court, and negotiating legal matters. RE agents: fill in approved forms only; cannot draft, advise, interpret, or strategize. Must recommend attorney for legal questions. Avoidance: no legal advice, approved forms only, refer to attorney, don’t appear in court, and document limitation. Penalties: criminal, license loss, and civil liability. Risk: RE agents, accountants, and financial advisors.
