FL unlawful detainer action: file in county ($30K or less) or circuit court. Complaint: ownership, property description, unlawful occupation, basis, and demand. Service: personal or substituted. Response: 5 days (personal); 20 days (other). Uncontested: 2-3 weeks. Writ: sheriff removes. Defenses: valid right, improper notice, ownership dispute, adverse possession, and equitable (accepted rent = new tenancy). Default judgment if no response.
