Unpermitted Structures in Florida

FL unpermitted structures: built without required permits (Chapter 553). Common: additions, enclosed patios, sheds, electrical/plumbing, pools. Impact: safety hazards, zoning violations, disclosure required, insurance/title issues, financing problems, and reduced value. Resolution: after-the-fact permit (if meets code), code compliance (contractor brings up to standard), demolition (if cannot comply), and variance (zoning). Costs: $5K-$50K+. Building department has discretion.
