FL usufruct rights: use, collect income, improve, and exclude others. Obligations: maintain, pay expenses (taxes, insurance), avoid waste, and return property. When ends: reverts to remainderman; return in same condition (ordinary wear excepted). Improvements: generally cannot remove; may get compensation. Waste: remainderman can sue. FL homestead (Art. X, Sec. 4): surviving spouse = life estate; can’t sell/mortgage without consent. Election: 1/2 interest as tenant in common (Section 732.401(2)).
