Warehouse Lien

Definition: A lien on goods stored in a warehouse for unpaid storage charges. If the owner does not pay the storage fees, the warehouse operator may sell the goods to satisfy the lien. Relevant in real estate for storage facility operations and property containing stored goods.

Florida Warehouse Liens

FL warehouse lien (UCC Article 7; Chapter 677): warehouseman’s lien on stored goods for storage charges and costs. Possessory (retains goods until paid). Enforcement (Section 677.210): 10-day written notice, commercially reasonable sale, and apply proceeds (surplus to owner). Perishable: may sell without 10-day notice. RE connection: commercial space, construction materials, and survives property foreclosure (lien on goods, not real property). Owner: pays charges to prevent sale. Leases should address warehouse rights.
