Definition: A mandatory setback or undisturbed area of natural vegetation between a development and adjacent wetlands, designed to protect the wetland ecosystem from the impacts of development. Required by most environmental resource permits in Florida.

FL Wetland Buffer Requirements

FL wetland buffers: undeveloped areas between development and wetlands. Purpose: water quality (filter pollutants), habitat preservation, and flood reduction. Imposed by: FL DEP (ERP), WMDs, and local governments. State: minimum 25-foot upland buffer. Local: often 50-100+ feet. Buffer: natural condition (no clearing), maintained by owner, and conservation easement/deed restriction. Reduction: variance (hardship), mitigation (bank credits), and alternative design (equivalent protection). Agency discretion.
