Working Capital

Working capital: current assets minus current liabilities. Positive: can cover short-term obligations. Negative: financial distress. RE impact: buyer qualification (lender evaluation), business acquisition (purchase price component), and development (pre-development, construction, operations). Analysis: current ratio (above 1.0; 1.5-2.0 healthy), quick ratio (conservative), cash conversion cycle, and trends. FL RE: property management (maintenance, vacancies) and developers (permitting, construction, lease-up). Subject of negotiation in acquisitions and partnerships.
