FL compliance certificate: contains legal description, classification, permitted uses, current use compliance, setback/dimensional/parking compliance, variances, and code violations. Signed by zoning administrator. Non-compliance: no certificate issued; options: variance, rezoning, special exception, or bring into compliance. Grandfathered: pre-existing non-conforming. Closing: buyers require; non-compliance: price reduction, cure, or terminate. Title insurance excludes zoning.
