Zoning Map Amendment

Map amendment = rezoning: changes parcel classification on official map. Legislative act. Must be consistent with comp plan. Requirements: application, justification (consistency + compatibility), public notice (owners + newspaper), planning board recommendation, and governing body vote. Prevention: comp plan inconsistency, neighborhood opposition (20% = supermajority), traffic/infrastructure concerns, environmental impact, and political considerations.
