Building Envelope Assessment in Florida

A building envelope assessment evaluates the exterior weather barrier of a Florida building (roof, walls, windows, doors) to identify deficiencies in weather resistance, waterproofing, and structural integrity.

Florida Climate Challenges

Florida's climate creates extreme envelope demands: hurricane winds, wind-borne debris, driving rain, intense UV exposure, high humidity, and salt air. Envelope failures lead to water intrusion, mold growth, structural damage, and excessive energy costs. Assessments identify vulnerable components before failures occur.

Condominium Milestone Inspections

Florida Section 553.899 requires milestone structural inspections for condominiums, including envelope evaluation. Buildings three stories or taller must undergo inspection at 30 years (25 years within three miles of the coast) and every 10 years thereafter. These inspections address the building envelope as a critical safety component.
