Mechanic’s Lien Priority in Florida

FL mechanic’s lien (Chapter 713) relates back to date work commenced, not recording date. Priority over: post-commencement mortgages and judgments. Subordinate to: pre-commencement mortgages and tax liens. Lender protections: "no lien" affidavit, title search, lien waivers, and payment bonds (Section 713.23). Notice of Commencement: Section 713.13.
